Roof complexity
Four tiers, priced up front.
We tier every roof by how cut-up it is: valleys, hips, dormers, wall flashing and roof levels. The tier add applies to every measured square, on top of the $480.
Tier 1
Simple

Steep pitch and per-job items
Steep adds apply only where the roof is steep.
Steep pricing is added only to the squares at that pitch, not the whole roof. A mansard rate replaces the steep add on those squares.

Terms
How we work with you.
Simple terms, the same on every job.
PaymentDue the Monday of the week after the roof is installed. One invoice for labor, and a separate invoice for materials when we supply them.
Materials, your choiceWe order and bill at actual cost with supplier invoices, or you order from your supplier using our takeoff. Labor pricing is the same either way.
7-year workmanship warrantyEvery install is covered for 7 years on workmanship, on top of the coil manufacturer's warranty.
Hidden damage and change ordersIf we find rotted decking or other damage after tear-off, we send photos and get your approval before any added work. Approved work is billed at the listed add-on rates.
InsuredWe carry general liability insurance. A certificate of insurance is available on request.
Quarterly pricingRates shown are Q4 2026 pricing and are updated each quarter. Your quote is locked at the rates in effect when it's issued.
